Mold & Rental Properties

2/27/2019 (Permalink)

Even just a few mold spots in your rental property need to be addressed immediately!

Mold can be a disaster for a property owner. Even more so if the mold is discovered by their tenant. As a landlord, what do you do when this you are faced with this problem? We have a few ideas that you can implement. Keep reading below.

Mold inspection

If your tenant has discovered mold, there will be visible evidence of its growth. The entire home should be inspected, not just the area in question. Make sure to do a thorough walkthrough of the entire home. Here are a few signs to look for when conducting your inspection:

  • Black spots on the walls, thread-like white mold, greyish brown, black, green or greyish green mold. Mold growing behind wallpaper and vinyl is also a common problem. Look for peeling wallpaper or bubbling vinyl.
  • Look for leaks or signs of water damage. Untreated water leaks are breeding grounds for mold.
  • You may notice an earthy, musty smell. Although not all mold will produce an odor, if you smell this smell, mold is almost certainly an issue.
  • Mold causes allergy like symptoms, such as runny nose, sore throat and itchy eyes. If any of your tenants have been complaining of these symptoms, mold may be the cause.
